House Cleaning in Pacific Palisades

It is impossible to write about cleaning in Pacific Palisades right now without acknowledging what happened. In January 2025 the Palisades fire took roughly half of the homes between Sunset and PCH and a meaningful share of those off Temescal and Asilomar. Every conversation we have with a 90272 client today touches it. The homes that survived sat in heavy smoke for days and need a different kind of clean than they used to. The homes that burned and are now being rebuilt need a move-in detail unlike anything we did before the fire. The families in temporary housing need maintenance cleans on the homes they are renting while they rebuild. We do all three, and we have not raised our prices on any of it.

If your home is in 90272 and you are reading this in the months after the fire, the most useful thing we can tell you is that smoke residue is not regular dust. It is acidic, it bonds to surfaces, and it deepens if you do not pull it off properly. We have a written post-smoke protocol — HEPA filtration, microfiber rinse, soft good rotation, fixture detail, HVAC filter replacement guidance. Most Palisades clients have us back twice in the first six months for this, then settle into a normal recurring cadence.

The Alphabet Streets — the grid below Sunset between Via de la Paz and Chautauqua — is where most of the surviving small homes sit. Two- and three-bedroom 1,400 to 2,400 sq ft Spanish bungalows and craftsman cottages. Cleaning here is detailed but predictable. Most clients are bi-weekly, with a deep clean every quarter. Our crews park on the side streets and walk in.

The Highlands — up Palisades Drive past the Bel-Air Bay Club — is canyon territory. Larger homes, 3,000 to 6,000 sq ft, more dust, more pollen, more wildlife consideration. Most Highlands clients are weekly. Crews here are two to three cleaners, three to four hours per visit.

Castellammare and the bluff homes off PCH have ocean views, salt air, and marine moisture. We clean these with the same hardware-protection routine we use for Santa Monica and Malibu — microfiber and a thin film of mineral oil on stainless and bronze hardware once a month — to prevent the dulling and pitting that ocean air causes.

Rebuild move-ins are the most demanding category of cleaning we do. The home looks finished but it is covered in construction dust at every level — drywall powder in the HVAC system, sawdust in the cabinet drawers, sealant film on glass. A normal move-in clean will not get a rebuild ready for habitation. We do a written four-stage rebuild detail: HEPA dust pull on all surfaces top-down, wet wipe of every interior cabinet drawer and shelf, glass and fixture polish, full appliance interior detail. It runs eight to twelve hours with three to four cleaners and is priced flat per scope. We coordinate with your GC, decorator, and any specialty installers on schedule so we are not in their way.

Recurring cleans in 90272 run $260 to $520 per visit depending on size and frequency. A 2,000 sq ft Alphabet Street bungalow on bi-weekly is $260 to $310. A 4,000 sq ft Highlands single-family on weekly is $390 to $480. Bluff and canyon estates above 5,000 sq ft are quoted in person.

Post-smoke detail cleans are billed as deep cleans — roughly two times a standard visit — and the price includes the extended HEPA, microfiber, and soft good work.
