House Cleaning in Brentwood

Brentwood north of Sunset — Mandeville Canyon, Kenter, Tigertail, the streets climbing up toward the reservoir — is family country. Two-car garages, three or four bedrooms, a yard, a pool, a dog. The cleaning challenge here is not finishes (Brentwood homes are mostly normal materials — tile, wood, quartz, marble in the master bath). The challenge is volume. A Brentwood family of four with a dog generates roughly twice the floor traffic, twice the kitchen mess, and three times the laundry of a comparable two-bedroom Westside condo. We staff and scope for that.

Our standard Brentwood weekly is a two-person crew, three to four hours, hitting kitchen, three to four bathrooms, all bedrooms, all common areas, all hardwood and tile floors, with a quarterly rotation that adds inside-fridge, inside-oven, baseboards, light fixtures, and interior windows. Most Brentwood clients add laundry and bed linen turnover to the weekly. A few add pool deck and outdoor furniture wipe-down for the summer months.

If you live up Mandeville Canyon Road, Kenter Avenue, or anywhere off Bristol or Tigertail, you have a different cleaning profile than the homes south of Sunset. Canyon properties pull dust through every window and HVAC intake, especially in the dry months. Pollen from the canyon's mature landscaping settles on outdoor furniture, then gets tracked inside. We compensate with a dust-first protocol on canyon visits — top-down, microfiber-only, HEPA vacuum after — and we replace HVAC filter reminders are part of our standing checklist.

Then there is wildfire. The 2025 Palisades fire put smoke residue on Brentwood homes from Sunset down to Wilshire, and we documented the cleanup for dozens of clients in the weeks that followed. Smoke residue is not normal dust. It is acidic, it bonds to surfaces, and it deepens if you do not pull it off properly. Cadence is more often bi-weekly than weekly, and turnaround is faster — most of these visits are 90 minutes to two hours.

Pricing here lands at $200 to $290 for a two- or three-bedroom on bi-weekly. We have a strong pre-listing book in this part of Brentwood; realtors call us for the deep clean two days before staging photos, and the rate runs $380 to $620 depending on home size and condition.

Brentwood is roughly 10 to 15 percent above Santa Monica per square foot for cleaning, and roughly 20 to 30 percent below Beverly Hills above Sunset. The reasons are pretty simple — drive time is shorter than Beverly Hills for most of our crews, lots are bigger than Santa Monica, finishes are more standard than 90210. A 4,000 sq ft Brentwood home on a weekly cadence is $310 to $410 per visit. A 2,800 sq ft three-bedroom south of Sunset on bi-weekly is $230 to $290.

Add-ons are the same as the rest of the Westside: laundry turnover at $25 to $40 per visit, bed linen change at $15 per bed, pool deck wipe-down at $30 to $50, oven and fridge interior at $45 each. We will quote everything flat, in writing, before the first visit.
