Manhattan Beach has the same coastal challenges as Santa Monica — sand and salt — concentrated into a denser footprint with even more vertical homes. Our South Bay crews route the Strand, the Hill Section, and the Tree Section as one zone.
We have cleaned hundreds of homes across Manhattan Beach — from The Strand and Manhattan Avenue down through every street in 90266. Our crews know what these homes deal with and arrive with the right products, the right equipment, and a checklist tailored to Manhattan Beach living.
Manhattan Beach is officially divided into three sections — the Sand Section (everything west of Sepulveda, sloping down to the Strand), the Hill Section (the bluff between Ardmore and the Sand Section, with the citrus-numbered streets), and the Tree Section (the family-heavy grid east of Sepulveda). Each section has a meaningfully different cleaning profile, and our routing treats them as three distinct zones inside one zip code.
Sand Section homes — three- and four-story walk-ups packed onto narrow lots with the Strand at the bottom — are the most operationally complex. Vertical layouts mean more stairs, more between-floor work, more equipment haul-up. Sand is everywhere because the beach is fifty feet away. Most Sand Section homes are 1,800 to 3,500 sq ft on three or four levels. Cleaning runs three to four hours, two-cleaner crews, weekly cadence for most.
If you live on the Strand or one block in (Manhattan Avenue, Highland), the cleaning is fundamentally different from any inland LA home. Sand rides in on shoes, towels, dog paws, beach bags, surfboards. We use beater-bar-off vacuum settings on rugs and a fine-bristle brush attachment on hardwood specifically because of this. Sand grinds floors otherwise, and Strand homes have wide-plank European oak that does not forgive a wrong vacuum head.
Salt is the bigger long-term problem. Marine moisture pulls into the home through every door and window and lands on stainless steel appliances, hardware, hinges, fixtures. Over months it dulls stainless and pits cheaper hardware. We wipe every stainless appliance and high-touch hardware piece with microfiber and a thin film of food-grade mineral oil monthly. That single habit prevents almost all of the hardware corrosion.
Glass is the third Strand-specific scope. Floor-to-ceiling ocean-facing glass on every Strand home, and marine fog leaves a film. We squeegee glass on every visit and microfiber polish after, never paper towels. Exterior deck-side glass gets a separate quarterly detail rotation.
Hill Section — the bluff between Ardmore and the Sand Section — is mostly newer construction, 3,500 to 7,500 sq ft, three- and four-bedroom layouts on flat lots, big view-side glass walls. This is the most expensive housing in Manhattan Beach and the cleaning scope is closer to a Hollywood Hills modernist than to a Strand walk-up. Most Hill Section clients are weekly cadence, two- or three-cleaner crews, three to four hours per visit. Glass detail is a meaningful share of the scope.
Tree Section east of Sepulveda — the streets named after trees, plus the East Manhattan grid — is family country. 1950s to 1970s ranch homes, 1,800 to 3,500 sq ft, three or four bedrooms, two-car garages, mature landscaping. Most clients here are bi-weekly cadence, two-cleaner crews, two to three hours per visit. School-day morning slots are the most popular window — Robinson Elementary and Pacific Elementary parents are some of our most repeat-loyal Tree Section clients.
Strand and Sand Section vertical homes 1,800 to 3,500 sq ft on weekly run $290 to $480 per visit. Hill Section 3,500 to 7,500 sq ft on weekly run $400 to $720 per visit. Tree Section ranch homes 1,800 to 3,500 sq ft on bi-weekly run $230 to $360. East Manhattan Beach condos and townhomes 1,200 to 2,200 sq ft on bi-weekly run $200 to $260.
Add-ons are standard plus a few coastal-specific items: laundry turnover at $25 to $40, bed linen change at $15 per bed, oven and fridge interior at $40 each, glass squeegee included for Strand and Hill Section, deck and outdoor furniture wipe-down at $30 to $60. We will quote everything flat, in writing, before the first visit.
If you live anywhere near these, you are squarely in our route.

Yes, they are most of our Strand book. Three- and four-story homes get a two-cleaner crew, three to four hours per visit, with a documented between-floor protocol so we are not constantly running equipment up and down stairs. We have done this for years.
